Residential real estate is the business of developing the skills and knowledge necessary to assist clients with purchasing or selling residential property. The value of the property is determined by many factors, including the size and location of the home, and is subject to shifts in the current market. Many people invest in residential real estate for financial gain, either by flipping the property for a profit or renting it out to tenants. However, the majority of people simply live on their property either as a primary or secondary home.

Residential real estate encompasses various types of homes, from single-family houses to apartments. Deciding which type of housing is right for you comes down to budget, family needs and location, among other factors. Common types include:
 

  • Single family homes or detached houses usually sit on its own land and may or may not have a garage.

  • Condominiums or condos are privately owned and often located inside a large building which sits within a community of other such units. The community of condo owners jointly owns and maintains any shared areas within their community, such as lobbies, hallways and elevators. In some cases, this may also include shared amenities like a gym, a pool or a parking garage.

  • Townhomes or row houses stand side by side, with shared walls separating one from the next. This type of housing is usually individually owned and has multiple levels.

  • Co-op or housing cooperative is when you buy into a share of the company that owns the building rather than purchasing the actual property.

ARCHITECTURAL STYLES
If you are considering building or buying a house in Florida, the most common architectural styles available are: 

  • Coastal contemporary is popular along the coastline, and is characterized by modern concepts like high ceilings and mostly open floor plans. This style is designed to allow the maximum amount of natural light.

  • Spanish style is commonly seen in large estates built along the coastline, and features stucco walls and low-pitched roofs, but sometimes flat roofs, clay tiles, and terracotta additions. Some other features may include small-sized balconies, Roman arcades, or wooden casements.

  • Mediterranean architecture has a European influence and is characterized by the presence of stucco walls and tiled, low-pitched roofs.

  • Ranch homes are typically one story and feature low-pitched roofs with attached garages at one end or the other. This style is popular among the elderly population due to their ease of access.

  • Victorian architecture is mostly found in Central Florida and are easily recognizable because of distinctive features like narrow, tall design and presence of embellishments like trims and intricate porch rails. They tend to have smaller windows and are usually found in the old or historic parts of the state.
